The real estate market is still vibrant even as the year winds down. There are opportunities for those looking to either buy or sell their home in the current market. Robin McGuigan of Slocum Home Team/eXp Realty, located at 4372 Post Road, Warwick has the resources available to make that transaction become a reality.
I spoke with Robin about his foray into this industry and what motivates him to succeed.

What drove you into Real Estate?
Having been in hospitality for many years, I was exploring other possibilities but knew it would have to be about people & relationships. When I discussed this with friends & some business owners I know, several independently suggested Real Estate to me. I investigated this further & before I knew it a local company, Denelle Realtors, asked me to join them when I got my license.
How long have you been in the industry?
13 years, I got my Real Estate License in early 2012.

My job is to help guide buyers & sellers through the process providing as much help and guidance as the different clients need. I take care of all the technical side of things, listing agreements, crossing the ‘Ts’ & dotting the ‘Is,’ I organize photography of homes, providing information on new listings and suitable homes for buyers. Making the listing available to all Realtors, marketing the home for sellers.
As we go through the process there is plenty of paperwork to stay on top of, and I make sure that is all taken care of in a timely manner.
Then, there is the human side of the business, listening carefully to what buyers and sellers want and need. Everything from the timeframe needed, to the styles and “feel” buyers are looking for. There is a process of elimination frequently for buyers, often people will have a better idea of what they want having viewed a few homes. They may need to prioritize location over yard size for example.
Negotiating the terms & conditions of a sale is an important part of the service I provide, with knowledge of other homes that are available or have sold in an area helps with this. Staying up to date on the market & trends is important.
I help connect buyers & sellers with attorneys, finance people as needed, and trades people that may be needed for any repairs necessary or beneficial, or to help add value to a property.
Different towns may have different rules or laws affecting a property, a quick visit to Town Hall may be needed.
There are many other things that I do to ensure a smooth transaction. Then, there is the unexpected, which I deal with and find solutions for.
What differentiates you from other Realtors?
As I mentioned at the start, it really is about the people & delivering great customer service. I want to finish a sale or purchase in the knowledge that my clients will happily refer me to someone else.
I am reliable, honest, and trustworthy. There are the basics for me when I work with anyone. I remain calm and focus on solutions if there is a problem or issue which might impact the transaction. I will articulate the issue and the solution clearly and provide direct recommendations.
Both buyers & sellers can let their emotions drive decisions, but I can remain professional and somewhat neutral while always representing my client to the best of my ability. I always strive to have a good relationship with other Realtors and professionals involved in the sale.
I want to enjoy myself while I am helping people find a home or move to the next phase of their life. It should be a good experience for the client.
How do you forecast the RI market in the six months?
RI has a somewhat unique position as a small state in close proximity to Boston & New York, while offering a spectacular coastline and other natural beauty. Many URI alumni want to return here or have a second home here and relative to some neighboring states, we are still very affordable.
There has been and continues to be some “softening” in the RI market. As is usually the case, every town & indeed neighborhood is different. This is not the market of 2023 or even early 2025, price appreciation has slowed and in many cases, we are seeing price reductions on homes.
I think buyers will find themselves with more choices and possibly more attractive interest rates over the next six months. Homes in good condition, presented well—and importantly—priced right, will still sell quite quickly. Buyers should have their proverbial ducks in a row regarding finance & be ready to make an offer when they find the right home.
